As first time home buyers, we didn’t know what we were getting ourselves into, but Gus walked us through every step of the process, including the realities of what we might have to sacrifice and how long it might take. Thankfully our search was quite short and he prepared us well – even noting a few pro tips we could prepare in advance to improve our offer that we wouldn’t have thought of if we had to do it as we were submitting our offer. And even after we won, in our last walk through he made sure to check everything with us to make sure it was in great working order – I can’t believe we didn’t think to turn on the taps when we were there (facepalm). He’s friendly, super easy to work with, made me feel taken care of, and I highly recommend him for fellow first time homebuyers for all these reasons (although returning buyers would get value out of him too). Let me preface this by saying that I am the DIY type. The type of person that would spend time researching to gain confidence and try to do things how I want it done.  And this is definitely the path I was charting towards when the idea of selling my condo and upgrading to a new home came to mind especially because of the bad experience I had with another agent when I initially purchased my condo.  However, due to other ongoing projects and work obligations I do not have the time to get comfortable with the process quickly enough and felt like giving agents another try even though I am skeptical already.  Oh boy were we  happy that I did do the google search and found Realosophy and Gus.  Not only is he very knowledgeable and good communicator, he also took the time to educate my wife about the market and set our selves up for success.  He works hard and will watch out for your best interest as evidenced by how many houses we went on to view during the height of the boom due to the pent-up demand just after the initial lockdowns.  We must’ve seen close to 50 houses and he tirelessly showed and go through every single one of them with us and never did he made us feel that it was a waste of his time even if the house seems out of our criteria.    We did lose a few bidding wars but his pricing advise is almost always on point hence we are almost always have offers that are very competitive except for there are bids that are just out of the world.  He never ever pushed us to go to prices that we were uncomfortable with so despite losing we are ready to move on right away because we know we didn’t end up overpaying.  In addition, he also constantly remind us of our goals along with our wants and needs to make sure that we are not just settling for any house due to fatigue.  He kept our spirits up during the entire search and was an encouraging voice despite the fact that we are dealing with a very hot market.  So his patience with us paid off and we got a house that we really love, for a market as hot as Durham during the summer (of 2020), getting 5 out of 6 of our major criteria was a very big win.  After buying our new house, he also helped us navigate the Condo market in Toronto that although still pretty hot, was starting to show some weakness due to market forces.  He clearly laid out our strategy and plan of attack and he executed on this and kept us disciplined and help managed our anxiety levels due to the softening condo market, but lo and behold we actually sold our condo within two weeks when other similar units in our area are sitting for more than a month already.  With that said, I highly recommend Gus if you are looking for an agent to help with your real estate needs.  Also I wanted to add that I am not the type to recommend anyone even to my friends in the fear that my recommendation will disappoint and don’t want that on my friends to be disappointed.  However with Gus, I am actually voluntarily share information and actually hyping him up to all my friends and relatives because I know he will do an awesome job for them just as he did for us.

First off I have to be upfront and transparent with this review, the realtor we worked with in this firm is Gus Papaioannou. If you are looking for someone pushy, terrible negotiator have no idea on what the market is like or, idea on how to get you the property you want and wants you to close a “hot deal” property or pre-construction. Gus Papaioannou is NOT your realtor. In my line of work I am constantly in contact of realtors and to be frank, I like them as humans, acquaintances and friends but not many would be my choice to represent me in my first time purchasing a house or anything property wise. I contacted Gus Papaioannou casually and I was talking to him for quite some time as a friend and sought counsel. Most realtor agents I know would go immediately for the “close” and try to reign me in for a pre-construction or a “hot deal” nobody knows. Gus Papaioannou didn’t do that, in fact he gave consultative advice without hesitation and provided so much value when I wasn’t even mentally ready to even consider buying a home; that when it was time to move forward it was no hesitation in the decision to move forward with Gus Papaioannou. I personally know Gus Papaioannou for more than a decade as a friend and saw his rise as a realtor. He has always been a genuinely awesome guy. He is sincere and he is clear on where he stands.
