I start with a no obligation consult, meeting with you in person to walk you through every aspect of the home buying or selling process.

If buying, I walk through the entire home buying process so you know exactly what to expect along the way. There are a lot of pitfalls that can come up when buying a home and you want to be well prepared ahead of time to avoid these pitfalls. I will show you a number of financial spreadsheets to prepare you for the ongoing and closing transaction costs associated with buying a home.

We’ll discuss what you’re looking for in a home and neighbourhood and address any questions or concerns you might have regarding the overall market, neighbourhoods and the process. This also gives us an opportunity to meet and to see if we are the right fit to work together on your upcoming home purchase or sale.

2. Report Card For Every Home

I will give you access to a tool called Realosophy Pro. Pro is a tool created and offered exclusively to Realosophy Realty clients. You can easily search homes for sale just like the MLS but Pro will give you valuable insights & data on every home for sale in the GTA. From Comparable Sales, Termite History, School District & School Ratings and Building Permits are just some of the data we provide. Think of it as a report card for every home.

You can even search Sold Prices on homes sold within 6 months in the GTA. This can be most helpful in understanding a homes value and for Buyers how far your dollars will take you in the current market.

3. Understanding Value

Wether you are buying or selling, I will prepare a Comparative Market Analysis (CMA) on the home you would be looking to buy or sell. I will analyze, compare & explain the value of the home to help you understand its true value before you make a offer or decide to sell and will present it to you either in person or via email with a breakdown explaining how I come to my conclusions. Understanding the true value of a home is key in this market as list prices do not always tell the true story.

Finally I promise to return all emails, phone calls, texts in a timely manner and keep a consistent line of communication to answer your questions, listen to your concerns update you on the market, neighbourhood and happenings around you and help guide you along the way to accomplishing your goals without the pushy rhetoric.
